Investor Relations


  1. Fund Management
  • CDCF II/III/IV Management(Co-working with 4 local FoF managers and 20 Korean institutional investors, approx. $700M in commitment)

Regular Reporting(Financial/Tax/Investment Update)

  • Update monthly/yearly CDCF II/III/IV cash flow projection for all Korean investors per their request by closely working with CLNS reporting team
  • Initiate/arrange quarterly CDCF II/III/IV update conference calls for all Korean investors as a proactive post-management by communicating with the CLNS IR team and investors
  • Provide a CDCF II quarterly monitoring template updates for Hanwha AMC including fund key statistics, investment summary, and portfolio allocation
  • Provide a CDCF IV quarterly customized reporting template only for Korean insurance companies to help their risk-based capital ratio management by working with CLNS reporting team
  • Support CLNS tax team for regular updates on investors’ tax filing status and problem-solving of some complicated tax issues by efficiently communicating with investors and the tax team

Capital Call/Distribution Management

  • Manage proactively all funds’ capital calls/distributions in each quarter or more such as providing ILPAs, tax receipts and massive Q&As for new investment activities or details of withholdings by closely working with CLNS reporting and tax team and investors
  • Provide timely and accurate back-data to investors for their off-shore fund reporting obligation to the financial authorities whenever capital calls/distributions occurred

NPS Follow-up

  • Cover whole post-management activities for the NPS account such as distributing the NPS advanced notices for CDCF II/III capital activities and full supporting a regular reporting including monthly major investment activities updates and quarterly fund monitoring reports
  • Respond to the NPS’s ad-hoc requests to publish special reports in a timely manner whenever global macro events occurred after a deep-dive research to describe how the events impact on CDCF investments
  • Conduct periodic meetings with the NPS managers to strengthen the relations, provide a co-investment opportunity, and arrange special seminars to update the CDCF’s performance
  • Scrutinize the NPS’s bi-annual fund evaluation results to report them to CIO by communicating the NPS team actively

Company/Fund’s Major Changes Update

  • Notify major company/fund changes such as CLNS Merger, fund extension, the termination of an investment period to all investors and with immediate responding to massive questions to minimize any issues
  • Follow-up Q&As about the change of any investments, capital activities, funds’ structure, LPA terms, taxes, market condition, and etc.

Performance Analysis

  • Conduct quarterly internal seminars after analyzing CDCF II/III/IV financial reports
  • Provide summaries and Q&A sessions of an internal seminar with investors for an active update
  • Analyze a local level fund performance to figure out how tax, F/X or other variable factors impact on a return profile of local investors

Placement Agent Fee Management

  • Manage a fee payment of placement agents for Samsung Securities(CDC II, CDCF III) as well as IBK Securities(CDCF IV) including contract/invoice review, periodic payment schedule management co-worked with LA finance team


  • Data4 Management(Co-working with one local FoF manager and one Korean institutional investor, approx. 30M in commitment)

Regular Reporting(Financial/Tax/Investment activity)

  • Manage strictly the due dates on distributing quarterly financial reports as well as update decks to meet demanding and detail-oriented investor’s needs

Capital Call/Distribution Management

  • Follow-up the events of a capital call with deep-dive Q&As regarding new investments, refinancing covenants, and exit plans in the future

Internal Seminar

  • Prepare the quarterly internal seminar including return profile projections by EV/EBITDA multiples or drawdown analysis

Company/Fund’s Major Changes Update

  • Cooperate with Korean investors and Colony Paris/Luxembourg teams when outstanding issues come up by arranging the conference calls, one-to-one voice calls, email communications, and etc.
  • Involve in the investor’s massive follow-up Q&As about data center operations, market trends and etc. due to the unfamiliarity of the asset class/business model


  1. Fundraising Support

Fundraising Support

  • Support the fund registration process by communicating the local legal advisor actively and managing the whole schedule
  • Support capital formation by attending all meetings with multiple prospects and providing various back-up research and in-depth DDQ materials
  • Update Korean marketing decks, case study materials, competitive analysis, DDQ translations in a timely manner
  • Participate the weekly IR call with uploading the Salesforce at every week for updates of Korean prospects’ status
  • Participate the weekly marketing call to follow-up all outstanding requests by co-working with the marketing team actively
  • Arrange all closing documents executed by closely working with Korean investors, local legal/tax advisors, and CLNS tax/legal/IR team

Co-investment Offer Support

  • Explore the co-investment opportunities with Korean existing investors including providing teasers, appetite checks and arrangement of prospects meetings


  1. Meeting / Investor’s DD Trip / CLNS B-Trip / Conference Attendance Coordination
    • Cover the participation of the global/local real estate or private equity conference by conducting such as the registration process, budget analysis, meeting arrangements and attending to find out new investment opportunities, study global market trends, and network with industry peers
    • Coordinate the Korean Investors’ DD trip, attendance of CLNS Partners Conference, CLNS Seoul team’s b-trip, CLNS overseas team’s Seoul b-trip including prospects’ meeting arrangement, hotels/local vehicles/restaurants reservation as well as city tour schedule and all details expected
    • Arrange all meetings with Korean existing investors to build and strengthen the client relationship


  1. Investment Analysis & Research
    • Conduct special projects to explore new investment opportunities (e.g. Korea Household Debts)
    • Implement overseas real estate market research and arrange several meetings with foreign investors or relevant institutions to expand geographic regions to Asia


  1. Admin Support
    • Update the FSS fund registration status at every each month
    • Prepare a local official letter/Notice
    • Check document typos and compliant factors when documents sent to outside opponents
    • Follow up the Anti-Corruption Law in Korea for government institutions for any updates
    • Involve in the Investors’ gift project at each year from the item selection to the final order in a timely manner
    • Cover the internal OT meal expense upload process on Concur
    • Support the internal weekly news clipping and PERE news check
    • Prepare the pitch-book binding and meeting materials
    • Manage the office stationary equipment by each month
    • Order books at every each quarter
